Serving commercial cleaning and janitorial companies in all 50 states

IRS Authorized e-File Provider

Labor is 60% of your revenue. It shouldn't be 100% of your risk.

We are an accounting firm built for one trade: commercial cleaning and janitorial. Worker classification, night-crew payroll, sales tax on cleaning services, floor equipment, and multi-site contracts — handled by people who already speak the language.

  • Flat monthly fees
  • Enrolled Agent on staff
  • Built for Swept & CleanTelligent data
  • Worker classification specialists

Federal figures under current law. Section 179 limits are indexed each year, and every one of these depends on your entity type, payroll, income, and state — which is exactly the work. We confirm each against your actual return before relying on it.

The problem

Your CPA doesn't know commercial cleaning.

A generalist CPA files your return the same way they file a dentist's. That is how janitorial owners end up with a six-figure payroll assessment over workers they were told it was fine to 1099.

Your cleaners are on 1099s

Paying crews as independent contractors is the single largest audit exposure in this industry. You set the schedule, the scope, and the supplies — that is an employee in most states. We fix classification before a labor department letter does it for you.

Nobody told you cleaning is taxable

Janitorial and cleaning services are subject to sales tax in a long list of states — Texas, New York, New Jersey, Connecticut, Ohio and more. Contracts written without it mean you owe tax you never collected from the customer.

Floor equipment is one line item

Auto scrubbers, burnishers, extractors, and vans each have their own depreciation story. Bundled into one 'equipment' number, you lose the Section 179 and bonus depreciation timing that matters most in a heavy buy year.

Every new building is a new jurisdiction

Cleaning a site in the next city or state can create payroll registration, local business licensing, and sales tax obligations. Contracts get signed long before anyone checks, and the filings pile up quietly.

Prepaid contracts hit income too early

Annual contracts billed up front, post-construction cleanups spanning a year end, and one-time strip-and-wax jobs all need the right revenue timing. Recognized all at once, you pay tax this year on work you will perform next year.

You are still a sole proprietor at $800k

Every dollar of profit is hitting self-employment tax. An S-Corp election with a defensible reasonable salary usually pays for our entire fee in the first quarter.

What we do

Four services. One commercial cleaning specialist.

Everything a commercial cleaning operator needs to stay compliant, stay profitable, and stop overpaying — under one roof.

Tax Planning

Proactive, quarterly, and built for a labor-heavy business running crews across many buildings.

  • S-Corp election analysis and reasonable-salary support
  • Worker classification review and correction strategy
  • Section 179 and bonus depreciation timing on floor equipment and vans
  • Retirement plan design — Solo 401(k), SEP, and cash balance
  • Quarterly estimates that match contract-based cash flow
  • Multi-state nexus planning as accounts cross city and state lines

Tax Preparation

Federal, state, and local returns filed accurately and on time — for the business and for you personally, coordinated so nothing falls between them.

  • 1120-S, 1065, 1120, and Schedule C returns
  • Personal 1040s coordinated with the business return
  • Multi-state filings and apportionment for out-of-area accounts
  • Fixed asset schedules and depreciation rebuilt correctly
  • 1099-NEC and W-2 filings for subs and cleaning crews
  • Prior-year amendments when we find missed deductions

Accounting & Bookkeeping

Monthly books closed by people who know what a case of liners costs and how a prepaid annual janitorial contract should hit the ledger.

  • Monthly close with a janitorial chart of accounts
  • Swept, CleanTelligent, and Janitorial Manager reconciled to the bank
  • Job costing by building, crew, and contract
  • Supply and consumable inventory tracking
  • Payroll processing and sales tax filings in every state you clean
  • Bid-ready financials your lender or bonding company will accept

Business Setup

Starting a cleaning company, or finally structuring the one you have been growing account by account? We handle the entity, the paperwork, and the accounts in one pass.

  • LLC, S-Corp, or partnership — chosen on the numbers, not habit
  • EIN, operating agreement, and state registration
  • Janitorial bonding, liability, and workers comp guidance
  • Payroll, bookkeeping, and business banking stood up day one
  • Local business licensing in every city you hold an account
  • Franchise agreements and account acquisitions reviewed for tax treatment

Money on the table

The write-offs your last accountant never asked about.

These are the line items we find missing on almost every commercial cleaning return that walks through the door. Each one is ordinary, necessary, and defensible — it just requires someone who knows the trade.

How it works

From first call to filed — in four steps.

1

Free return review

Send last year's return and a recent P&L. We come back with what was missed and roughly what it cost you.

2

Flat quote

One fixed monthly fee covering the services you actually need. No hourly billing, no surprise invoices for phone calls.

3

Cleanup and setup

We rebuild the chart of accounts, fix the depreciation schedule, review worker classification, register where you owe, and file any elections that need to be made.

4

Quarterly rhythm

Monthly financials, quarterly planning calls, estimates handled, and a return that is finished long before the deadline.

Pricing

Flat fees. Quoted up front. No hourly surprises.

Three plans, a short list of add-ons, nothing custom. The plan decides what you get; add-ons only cover more volume, extra filings, or accrual books.

Can I pay my cleaners as 1099 contractors?

Almost never, and it is the biggest exposure in this industry. If you set the schedule, define the scope, and provide the supplies, they are employees under both IRS and most state tests. We help owners convert to payroll properly — often through a voluntary program that limits the back exposure.

Is commercial cleaning subject to sales tax?

In many states, yes. Texas, New York, New Jersey, Connecticut, Ohio and others tax janitorial and cleaning services, and the rules differ between routine cleaning, specialty work, and post-construction. We determine where you owe, register you, and make sure your contracts collect it instead of you absorbing it.

Do you only work with cleaning companies?

Commercial cleaning, janitorial, and closely adjacent building-service trades. That focus is the whole point — we are not learning your business on your dime, and the strategies we run are the ones that repeat across hundreds of labor-heavy service companies.

Can you work with us if we are not local?

Yes. We are fully remote and file in all 50 states. Documents move through a secure portal, meetings happen by video or phone, and you can text your accountant directly.

We are behind on bookkeeping and filings. Is that a problem?

It is the most common way clients arrive. We quote cleanup separately from ongoing work, bring the books current, and get delinquent returns filed. No lectures.

What does it cost and how do you bill?

One flat monthly fee, quoted before you sign anything, based on transaction volume, entity count, and payroll headcount. Calls, texts, and questions are included — you will never get an invoice for asking us something.
